Model Home Secrets comes to your empty house in six weeks or less sold
If you try to have an empty house to sell, you may find this have to be a blessing and a curse.
An empty house is easy to show. Buyer might like the fact that they move right in. Potential buyers will also have an easier time seeing themselves in the home.
On the other hand, an empty house can be cold and impersonal. The buyer for a house that they fall in love can search. Even if your house is the nicest house, the buyers they look when they do not "feel the love" and are unlikely to buy someone else at home.
As I started staging homes
I started staging homes several years ago. I got my real estate sales license During a terrible buyer's market. The market was so bad that the most well priced homes were selling at six to twelve months.
I started my new empty house staging staged listings after selling a house that was by the owners. It was the owners second home and the decorations were perfect. This home sold and closed in six weeks! Not only that, but I had to buy other buyers in the wings ready when the first buyer does not close. I noticed I on to something.
I bought and studied a book called "Dress Your House for Success" by Martha Web. Your book has helped me figure out how the repeat "6 weeks of home sales," over and over again. The rapid sales of my customers happy! The fast commissions made me happy!
I bought staging concepts with which I am about $ 300. Then I directed and empty home, I would have available for sale. Shazam! The house in six Weekly sales, despite the buyer.
Home staging does not always work as expected, but if the house is well priced and has enough ideas for six weeks is my average Time to sell an empty staged home.
As you can easily stage an empty house, so it sells quickly
First once I make sure the house is clean. They want more to see than near new as possible. All chrome should be on. All stains from any surface, away will have. Windows, window screens and window sills should sparkle. Touch up paint or repaint needed. The ground, including tiles and carpet look, be clean and smell. Dust and cobwebs must go! Clean as you have never cleaned!
An empty house can not move furniture in the home instead. To my stage Listings I just have to move in four plastic boxes made of lightweight decorative items and several silk or plastic plants.
What I'm trying to do a "model create at home "look, but without the furniture. If you are not sure what I mean, you visit some model homes. Model homes are a wonderful and fast Education in the staging. Ignore the furniture in model homes and instead focus on the decorations. Bring a camera to take pictures when you want.
The following is a room by room description of the items that I use to build a home stage. You can decide where to place each element should, and how to use many. Nothing to do but "strong" is not a good flight. All production items must be new or look new. No exceptions! Make sure the silk plants are cleaned regularly.
Staging the front door:
• Create a brand-new, fun Doormat outside the door. I buy a new one for every home I stage.
• If the door has to do hang a hook on seasonal products, Them if necessary.
• The front door to see the area neat and clean. You go sweep the steps and side, and wipe the door if necessary. Make Sure the front door light and door handles shine. First impressions count.
Food production terms:

• I live plants have rented for larger homes. Ten large, beautiful plants cost me $ 150/month. The plant care company around the plants. This was well worth the cost. I can recommend them for inclusion in the emotion of a big, empty house.
• Ensure that the curtains or window coverings are open and the windows are clean. I want the house bright and inviting. This helps create a positive feeling at home. In addition of the "drive of your neighborhood real estate buyers see and decide if they want to get into the apartment! Each potential buyer is one.
The terms are mentioned only a starting point for the production. I am always adding more concepts and more of things that have liberated "aged". So far have over the years I have spent over $ 1,000 on staging concepts and now have enough property to two flats stage. I had my investment back many, many times.
I can highly recommend staging both homeowners and real estate agents. Your home or home listings will sell faster and for more money.
